Primary market listings fell, and that helps explain firmer prices

The one fact that changes what a seller should know right now: the Real Estate Data Aggregator counted new listings across the primary market down 4.9% in the three months ending August 31, 2026. Fewer sellers means less competition for your home.

The National Association of Realtors reported that national inventory rose to 1.60 million homes in September 2026. Here, the Real Estate Data Aggregator shows the opposite: local inventory fell 4.5%. That gap matters. Buyers here face fewer choices than buyers in most of the country.

What fewer listings did to prices

Less competition on the seller side helped hold prices firm in most ZIP codes. The Real Estate Data Aggregator shows prices up in 14 of the 20 ZIP codes tracked here. A few ZIPs did see prices dip, so this is not a uniform story.

Where prices rose the most

The Real Estate Data Aggregator counted the median sale price in 77019 up 35.3% from the same three months a year before. That is the largest year-over-year gain of any ZIP code in this market. In 77079, prices rose 26.3%. In 77056, they rose 23.7%. These are big moves, and they happened while new listings were falling or barely growing in those same areas.

Not every ZIP moved up. The Real Estate Data Aggregator shows the median sale price in 77027 fell 24.5% from a year before, and in 77030 it fell 9.6%. In 77063, it dipped 8.4%. Falling prices in one ZIP do not cancel rising prices in another. Each street reads differently.

How fast homes are selling

Speed varies a lot by ZIP. The Real Estate Data Aggregator counted a median of just 12 days on market in 77005, and 14 days in 77079. At the other end, 77098 sat at 70 days and 77056 at 71 days. Buyers in the faster ZIPs need to be ready. Sellers in the slower ones need to price carefully.

How often homes sold above list price

The Real Estate Data Aggregator shows that in 77401, more than half of all homes went under contract within two weeks of listing, at 52.5%. In 77005, it was 50.6%. In 77079, it was 45.9%. Those are signs of real buyer urgency in specific pockets of this market.

What mortgage rates mean for buyers right now

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. The 15-year fixed averaged 6.68%. Realtor.com reported the average mortgage rate on the market at 7.40% as of October 22, 2026. These rates shape what buyers can afford, and they are a real factor in why pending sales across this market fell 7.9% from a year before.

Nationally, the National Association of Realtors reported existing-home prices up 1.3% in September 2026. Here, most ZIP codes outpaced that figure by a wide margin. The local story is firmer than the national one, largely because local supply is tighter.

The ZIP codes with the most supply

Not every part of this market is tight. The Real Estate Data Aggregator counted 8.2 months of supply in 77030 and 8.1 months in 77057. Those are buyer-friendly numbers. In 77005, supply stood at just 2 months. In 77401, it was 3 months. The same city, very different conditions.

In short
  1. Across the primary market in the three months ending August 31, 2026, the Real Estate Data Aggregator counted new listings down 4.9% and homes for sale down 4.5%.
  2. That is the opposite of what the National Association of Realtors reported nationally, where inventory rose to 1.60 million homes.
  3. Less local supply helped hold prices firm in most ZIP codes.
  4. But the story is not the same everywhere.
  5. Some ZIPs saw prices fall.
  6. Some had homes sitting for 70 days.
  7. One street can read very differently from the ZIP code around it.
