Primary market listings fell even with high mortgage rates

The one fact that changes what you should do: inventory is shrinking here, even as rates stay high. The Real Estate Data Aggregator counted 3,360 homes for sale across the Primary market in the three months ending August 31, 2026. That is down 4.5% from the same months of 2025. Fewer homes for sale means a well-priced listing faces less competition.

Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That is a real cost. Yet sellers here pulled back anyway, sending new listings down 4.9%. So what does that mean for you? Buyers have fewer choices. Sellers have less competition.

Nationally, the picture looks different. Realtor.com reported for-sale listings growing nearly 7% year over year in the week ending October 10, 2026. The National Association of Realtors counted 1.60 million homes for sale across the country in September 2026. Here in the Primary market, inventory moved the other way, down 4.5%. That gap matters for local homeowners.

How fast are homes moving by ZIP code?

Speed varied a lot across the market. Some ZIP codes moved homes in under two weeks. Others sat for two months. Here is where each ZIP code landed on median days on market.

Where did prices land?

Median sale prices ranged widely. Some ZIP codes saw prices rise sharply. A few dipped a little. The Real Estate Data Aggregator tracked every sale below.

Which ZIP codes had the most homes going under contract fast?

The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing. In 77401, that share was 52.5%. In 77005, it was 50.6%. In 77079, it was 45.9%. Not every ZIP moved that quickly, though. In 77056, only 17.8% of homes went under contract within two weeks.

77401 and 77005 led the market. Nearly 3 in 10 homes in 77027 also went fast.

Months of supply: how tight is each ZIP?

Months of supply tells you how long it would take to sell every home currently listed, at the current pace. Lower means tighter. The Real Estate Data Aggregator found 77005 at just 2 months. 77057 sat at 8.1 months. That is a wide spread inside one market.

Sale price as a share of list price

In 77005, the Real Estate Data Aggregator found sellers averaged 100.1% of list price. That means the typical home sold above asking. In 77098, sellers averaged 95% of list. That 5-point gap is real money on a high-priced home. Price it right and the gap closes.

77005 leads on every measure. 77098 takes the longest and gives the most back on price.

The national picture versus your market

The National Association of Realtors reported existing-home prices up 1.3% nationally in September 2026. The Primary market saw stronger gains in several ZIP codes. 77019 was up 35.3% in median sale price. 77079 was up 26.3%. Not every ZIP moved up, though. 77027 was down 24.5% and 77030 was down 9.6%. Those dips are worth knowing before you price.

Nationally, Redfin reported that home sellers outnumbered buyers by 62.6% in September. The Primary market told a different story. Inventory here fell 4.5%, while national listings grew. That local tightness is the headline for sellers in this market.

In short
  1. Freddie Mac put the 30-year rate at 7.40% as of October 15, 2026. Even so, the Real Estate Data Aggregator found Primary market inventory down 4.5% and new listings down 4.9% in the three months ending August 31, 2026. Nationally, listings grew nearly 7% (Realtor.com).
  2. Here, the opposite happened.
  3. Fewer listings mean less competition for sellers.
  4. For buyers, the best homes in tight ZIP codes like 77005 and 77401 still moved in under a month.
  5. One ZIP can read very differently from the market as a whole.
