Some parts of the Primary market are moving much faster than others

Real estate, Primary market

Here is the one thing that changes what you should do right now. Where you live inside this market matters more than the market overall. The Real Estate Data Aggregator counted homes sitting 12 days in one ZIP code and 71 days in another, all in the same three months ending August 31, 2026. That gap tells two very different stories for sellers.

How fast homes moved, ZIP by ZIP

Nationally, Realtor.com reported homes are spending 1 fewer day on the market than a year ago. That average hides a lot. The Real Estate Data Aggregator shows the Primary market stretching from 12 days all the way to 71 days, depending on the street.

The fastest corner: 77005

The Real Estate Data Aggregator put the median days on market in 77005 at just 12 days for the three months ending August 31, 2026. That is 2 days shorter than the same period last year. More than half of homes there did not wait long at all.

The Real Estate Data Aggregator also counted 82 homes sold in 77005, with a median sale price of $1,710,000. Sellers there averaged 100.1% of list price. That means the typical home sold for slightly more than it was asking.

77401 is also moving quickly

The Real Estate Data Aggregator counted a median of 26 days on market in 77401 for the same period. More than half of homes there also went fast.

That share rose 10.8 points from a year before, according to the Real Estate Data Aggregator. The median sale price in 77401 was $1,290,000, up 7.5% from a year ago.

The slowest corner: 77056 and 77098

Not every home sold fast. The Real Estate Data Aggregator put the median days on market in 77056 at 71 days. That is 7 days longer than a year ago. In 77098, the median was 70 days, up 30 days from a year ago. That is a big shift.

In 77056, only 17.8% of homes went under contract within two weeks. In 77098, that share was 23.9%, down 10.1 points from a year ago. Sellers in these ZIP codes need more patience and sharper prep before listing.

What rates are doing to buyers right now

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. Realtor.com noted rates reached 7.28%, their highest level in nearly three years. That is real pressure on buyers, and it is part of why some ZIP codes are sitting longer.

The National Association of Realtors reported 4.9 months of supply nationally, the highest in over ten years. Existing-home sales fell 2.0% in August 2026, though they are still up 1.6% year to date through the first eight months of 2026.

What this means for you

If you are in 77005, 77401 or 77079, the data shows you can be firm on price and timing. The Real Estate Data Aggregator counted 45.9% of 77079 homes going under contract within two weeks, up 14.8 points from a year ago.

If you are in 77056, 77098 or 77063, the numbers say to price carefully and prepare well. The Real Estate Data Aggregator put 77063 at 59 days on market, with a median sale price of $309,250, down 8.4% from a year ago. That is a small but honest dip worth knowing before you list.

In short
  1. The Primary market is not one story.
  2. The Real Estate Data Aggregator shows a 59-day gap between the fastest and slowest ZIP codes in the three months ending August 31, 2026. Your street can read very differently from the ZIP code average, and the ZIP code average can read very differently from the market as a whole.
  3. One conversation about your specific address can clear that up quickly.
