One part of the Primary market is moving much faster

Real estate, Primary market

The biggest gap in this market right now is speed. One ZIP code is moving in two weeks. Others are taking seven times as long. That changes what you should do, depending on where your home sits.

These numbers cover the three months ending July 31, 2026. Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. Even at that rate, buyers in ZIP 77005 kept moving fast.

ZIP 77005: the tightest corner of the market

The Real Estate Data Aggregator counted just 53 homes for sale in 77005 in the three months ending July 31, 2026. That is down 39.8% from a year before. Less supply means buyers have fewer choices and less time to decide.

Prices: a mixed picture

Price movement was not the same everywhere. The Real Estate Data Aggregator showed 77024 up 23.8% in median sale price year over year, reaching $1,300,000. ZIP 77027 fell 22.8%, landing at $749,000. ZIP 77063 dipped 1.5% to $344,750, and 77057 fell 8.3% to $300,000.

The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between second quarter 2025 and second quarter 2026. Several ZIPs here ran well ahead of that national figure. A few ran behind it.

The wider picture buyers and sellers should know

Nationally, the National Association of Realtors reported 4.9 months of supply, the highest level in over ten years. Existing-home sales fell 2.0% month over month in August 2026, though they were up 1.6% year to date through the first eight months of the year.

Concessions are also rising across the country. A data source reported that sellers gave concessions in 44.7% of U.S. home sales in August 2026, up from 42.6% a year earlier. That is a national trend. In 77005, the local data tells a different story: buyers there are still paying list price or above.

Freddie Mac also put the average 15-year fixed rate at 6.42% as of September 24, 2026. Realtor.com reported rates for the week ending September 19, 2026 at 6.95%. Rates are high, but demand in the tightest ZIPs here has not stopped buyers from moving quickly.

What this means for you

If you are selling in 77005, buyers are ready. Prep and pricing still matter because those buyers are also paying attention to value. The sale-to-list ratio of 100.1%, per the Real Estate Data Aggregator, shows there is no room to overprice.

If you are selling in 77056 or 77057, the Real Estate Data Aggregator shows 6.4 and 6.5 months of supply. That is more competition. Patience and sharp pricing matter more there.

For buyers, 77005 and 77079 move fast. The Real Estate Data Aggregator shows 77079 had 17 median days on market and 46.3% of homes under contract within two weeks. Going in prepared matters in both of those ZIPs.

In short
  1. The Primary market is not one market.
  2. ZIP 77005 had 1.7 months of supply and 14 median days on market in the three months ending July 31, 2026, per the Real Estate Data Aggregator.
  3. ZIP 77057 had 6.5 months of supply and 44 median days.
  4. One street can read very differently from the ZIP code around it, and one ZIP can read very differently from the one next to it.
